The 400 unit jump in inventory is probably the return of the unsold houses in the latest US Home Auction sale. When the auctioneer can place shill bids on houses to pump up the price, they just go back into the foreclosure pool. I think people are finally understanding why reserve prices and shill bidding don't produce good opportunities for the buyers. Perhaps now we will see real auctions taking place!

It's interesting that the financial talking heads are just now reporting that Q4 '07 had the foreclosures in many years. Article at Marketwatch.com made it sound like it was a big surprise. If the overall downtrend shown on your charts continues, then in around two months, the talking heads will be reporting the worst is over.

Are these listings actually current? I live in Charlotte, NC and recognize several of these that were on my MLS a while back, but have since been sold. What gives?

The untold story here is that most of the inventory is crap. I just checked listings in my area and they're all right next to the 101, which is the least desireable place to live on the Bay Area peninsula. Higher quality locations are holding their value just fine, thank you.
